Getting to know you and your property is key to establishing a good, solid foundation for managing your property. As a result, whether your property is vacant or occupied by a tenant, we'll start by completing a thorough walk through to determine its condition, take appropriate notes and obtain photographs. If occupied by a tenant, we want to establish a productive, working relationship with them. This way, if ever there are repairs, issues or concerns that need to be handled, they are open and honest with us. 


If your property is vacant, our walk through will enable us to provide you with a comprehensive report on its condition. It has been proven that a property in good repair and move in ready will rent quicker, obtain a premium rental rate and attract a quality tenant. If your property requires some upkeep or maintenance, we can assist. We have compiled a preferred group of insured vendors who can paint, clean, carpet shampoo and more. If your home requires a little more, such as carpet replacement, remodeling or significant landscape work, we can also coordinate those items for you using qualified vendors. We will obtain estimates on your behalf and subsequently oversee the work.

We go in-depth, contacting prior landlords and verifying income to determine whether a prospect qualifies to lease your property. 


Our comprehensive tenant screening process includes:

Property Maintenance

Maintenance repairs can be a worrisome issue for most rental property owners. Finding qualified and reasonably priced vendors can be a challenge on its own. That's where we come in! We find quality, insured vendors to handle routine and emergency repairs, both during and after hours. We also work with home warranties and insurance providers to resolve any property maintenance issues.  In order to proactively and efficiently resolve maintenance issues, when a repair request is made by the tenant, we follow the following 5 step procedure:


  • Determining the maintenance issue
  • Troubleshooting with the tenant to see if it can be simply repaired (for example, are the outlets not working because the breaker or GFI is tripped)
  • Coordinating the repair with one of our licensed, bonded and insured vendors OR
  • If you have a home warranty, scheduling the repair with them
  • Verifying the repair has been completed
  • Processing and paying the invoice 


While South Carolina law states that major components of the home are to be maintained by the homeowner, we require tenants to maintain certain aspects of the home. These include items that fail as a result of tenant neglect or damage.  Additionally, we require that tenants professionally shampoo carpets annually and maintain adequate renter's insurance.

Property Inspections

At Uptown Property Management, we believe in proper property oversight.  Regular checks of your property are key to making sure your investment is being taken care off. While many property management companies do not inspect the homes they manage, we believe it is an essential part of identifying necessary maintenance and interacting with the tenant to ensure they are upkeeping the home. 


We perform inspections:


  • When we first begin managing your home
  • When the tenants move in - we perform a detailed move in walk through
  • Twice per year - March/April and October/November
  • When the tenants move out - we perform a detailed move out walk through
